The 2026 Gig Harbor Selling Season: What Actually Happened

Every fall, the headlines get louder and the data gets quieter. "Buyer's market." "Correction." "Slowdown." So before the narrative runs away from the numbers, let's look at what actually happened in Gig Harbor real estate between January 1 and September 15, 2026 — and what it means if you're thinking about buying or selling before the year is out.

Through September 15, Gig Harbor closed 547 sales, up from 537 during the same window in 2025 — a 10-sale increase year-over-year, despite more inventory sitting on the market and more caution in buyer sentiment nationally.

Prices didn't retreat either. The median sale price climbed from $935,000 to $950,000, and the average sale price rose from $1,120,945 to $1,137,048. Homes are taking a bit longer to sell — median days on market moved from 13 to 16 — but sellers are still landing close to 98–100% of list price across nearly every market-time band. That's not the signature of a market in retreat. It's a market that's rebalancing, not weakening.

A Market That Rewards Precision, Not Patience

Here's where it gets interesting — and where a single "buyer's market" headline stops being useful.

With 237 homes and condos currently active in Gig Harbor proper, inventory has genuinely given buyers more leverage. But that leverage isn't distributed evenly:

  • $450K–$600K and $2.5M–$3M are the two bands moving fastest right now — tight competition, less room for buyers to negotiate.

  • $800K–$1.5M is the most saturated segment in the market. Buyers here have real choice, real leverage, and the patience to use it.

The takeaway for sellers: your pricing strategy has to be built around your specific band, not the market headline. A home priced right at $550K is competing for scarce inventory. A home priced at $1.1M is competing for buyer attention in a crowded field — and that's a presentation and positioning problem, not just a price problem.
