FREQUENTLY ASKED QUESTIONS
-
Warren Beach is likely the last waterfront community of its kind ever permitted in greater Gig Harbor. Due to today's stringent waterfront regulations, a community like this simply cannot be built again. Six southwest-facing lots on Hales Passage with unobstructed views of the Sound, the Olympics, and Carr Inlet. Private community beach. Deeded tidelands. Eagles overhead, whales in the passage, salmon running the tides. There is no comparable product in the South Sound market — and there won't be.
-
Warren Beach is an intimate six-home waterfront community. Once these six lots are sold, the community is complete. There will be no future phases.
-
Lot 4 is the first to come to market at $2,200,000. The first buyer has the opportunity to select any available lot within the community. All lots are southwest-facing with direct waterfront access and deeded tidelands.
-
All six lots offer full use of the property with the exception of Lot 6, which has specific use limitations. Your agent can walk you through the details specific to each lot prior to selection. Individual mooring buoys are allowed — a rare and highly desirable feature for boaters on the South Sound.

Two-story home: 4,200 sq ft minimum. Single-story home: 3,800 sq ft minimum.

Fully. Every home at Warren Beach is 100% custom — your design, your materials, your vision from the ground up. The renderings shown in marketing materials are conceptual only. You will work directly with Jim Peschek, the builder, and Melissa Neslund, the designer, to create the home you have always had in mind. Room for a pool, ADU, sport court, or shop depending on your lot.
-
All homes are built by BASK Design Build, the South Sound's most respected luxury custom builder. BASK builds only two homes at a time to ensure the highest standard of quality is maintained on every build. A decade after move-in, a BASK home still shows it.
-
Deeded tidelands give you legal ownership of the land below the waterline in front of your property — a meaningful distinction in Washington State waterfront ownership. Combined with the private community beach and individual mooring buoys, Warren Beach offers a level of water access that is exceptionally rare on the South Sound.
-
HOA dues are $2,000 annually, covering gated entry maintenance, gate electronics, and light maintenance of the community beach and common areas.
-
Cash is always welcome. For construction loan financing, Alisha McVey at Commencement Bank is a preferred local resource — she understands construction lending and the South Sound market. Financing through your own construction lender is also welcome. BASK will work with your team either way.
-
Yes — walking the bluff and the beach with Jim before selecting your lot is strongly encouraged. The views, the slope, the water access, and the sense of privacy are best understood in person. Contact Paige Schulte to schedule a private property walk with the builder.
